New Projects

The landscape of North Oak Cliff is rapidly changing. Upon the announcement of the Trinity River Project, developers flocked to the untapped area known as North Oak Cliff. The availability of low cost land, coupled with the high demand for more affordable new construction spurred what is now becoming known as the "New Oak Cliff". To further insent new developments, the city of Dallas created tax incentive programs, giving developers tax credits to help defer the cost of construction and provide lower cost homes to residences. New development creates the density and tax base needed to entice new restaurants and retailers that have been long sought after by the North Oak Cliff community. Many projects are either complete or underway, and several are just now being announced. The success of these developments has led to the opening of several award winning restaurants and has created an environment for new retailers and business owners to come to Oak Cliff.

INCAP, headed by Alan McDonald, is a real estate investment fund that invests in and develops America's inner cities. Their experience and understanding of the urban landscape allows them to provide builders and developers with a consistent source of urban land opportunities combined with a structured capital solution for development. INCAP has already acquired several tracts of land and has partnered with local developers, such as Matt Holley of Kessler Woods, to bring more high quality, density sensitive and architecturally significant new construction condominiums, town homes and single family residences. Their plan is to replace older, non-performing apartment complexes and replace these rental units that are in various states of decay.

Other local developers, such as Monty Anderson of the Belmont Hotel, David Spence with Good Space, Dick Sieb and Jim Moore are currently underway to provide more quality residences and mix used developments.

Lake Cliff Tower

Constructed between 1928 and 1932, the former Cliff Towers Hotel defined glamour and comfort, while offering convenient access to downtown Dallas. Today, a complete renovation combines luxury, history and style, as this twelve story architectural gem has regained its former glory. The exterior has been preserved and restored, while the interior and grounds have been completely updated to reflect a more modern, urban lifestyle. Trinity Townhomes

Trinity Townhomes, one of the most successful townhome projects in Dallas, is located right on the banks of the Trinity River and is adjacent to one of North Oak Cliff's most coveted neighborhoods, East Kessler. Brought to you by Dallas' premier boutique builder, Metro Townhomes, this 24 unit townhome project features an understated contemporary design with unique, carefully selected finishes that come standard with each residence.
